Structural repair is what happens when moisture has been left alone long enough to take the wood with it. It is the downstream consequence of a wet crawl space, and it is the reason we push so hard on catching moisture early — the encapsulation is cheap compared to replacing what rot has eaten.
The sequence is predictable. Ground moisture keeps the crawl space humid. Humid air keeps the framing damp. Damp wood loses strength, feeds fungal decay, and attracts termites, which prefer wood that is already soft. Sill plates and joist ends go first because they sit closest to the ground and the perimeter. Then the floor above them starts to sag.
